Tenant FAQs

Are you the Landlord/Owner?
Yes.
Is the apartment behind someone's house?
No – The yard has only apartments which are all self-contained and independent from each other.
Do we share any facilities?
No – All apartments are independent from each other.
Is there parking?
Yes, we offer covered parking.
Do you have bachelor appartments?
No – All our appartments are 1 or 2 bedroom appartments with a separate open plan lounge and kitchen.
Can I pay half the deposit and the rest later?
Not acceptable or negotiable on the matter. Full deposit is required before occupation.
Do appartments have kitchen & bedroom cupboards?
Yes – We offer appartments with fully fitted kitchens and bedroom cupboards.
Why should I send my personal documentation?
They are needed for verification, authentication and affordability purposes before approval. We are affiliated to TPN, a registered credit bureau which maintains a database specific to the property industry.
Is there a lease agreement?
Yes, for one year and it must be signed before occupation.
Can I cancel my lease early?
Yes, there is a cancellation clause with penalties.
What is the notice period?
One month written notice as per the rental housing act (RHA).
Can the Landlord perform a credit check on me?
Yes, TPN recommends that landlords perform a credit report on all adults over the age of 18 applying for rent. In terms of the National Credit Act, the tenant must first give consent. If you refuse to give consent, the landlord is entitled to decline your application.
Do I need to pay a Deposit?
Yes. The amount (typically one or two months' rent) is agreed upon up-front. The landlord cannot demand a bigger deposit during the term of the lease unless agreed upon. Keys are not handed over until the deposit and first month's rent are paid and cleared.
Can I use the deposit as last month's rent?
No. You have an obligation to pay the proper amount of rent at the proper place and time. Failure to do so is a breach of lease and can lead to legal action and blacklisting.
